Create presentation for merchants:

  • Classify merchant by merchant type. Intelligence we gather will contribute to a larger, ongoing template of earned merchant knowledge.

  • Work that goes into presentation has dual function of also contributing to property owner presentation / controller / dominion holder (i.e. could also be broker or gov’t.)

  1. Merchant approves and signs a merchant representation agreement with WeSell. (non-licensed agreement)

    1. In this case - WeSell remuneration is a fixed success fee (ie $25k) if a lease is signed by the merchant or a Revenue share agreement executed via RevPay*.

    2. This signing process occurs in Docusign.

    3. It allows WeSell to engage in the process of a deep dive into the merchant’s business and industry.

      1. Business Intelligence about their business

        1. Catalogs of their books, records, and historical data.

        2. Need to understand their existing revenue and the potential for their revenues.

      2. Industry Intelligence

        1. How their industry works

        2. Average Retail margins

        3. Who are the competitors?

        4. Who are their suppliers?

        5. Produce a thesis on the industry and where we think the opportunity lies based on earned industry intelligence.

        6. Online vs Physical Paradigms

    4. This allows WeSell to represent the merchant to:

      1. Property Owners Work that goes into presentation has dual function of also contributing to property owner presentation / controller / dominion holder (i.e. could also be broker or gov’t.

      2. Property Managers

      3. Master Lessors/ Sub-Lessors [Store within-a-store opp’s]

      4. Cities & Governmental owned properties

      5. Non-For-profit organizations holding land (like churches/synagogues)

      6. Property Owner Representing Commercial RE brokers

  1. Signing clears a barrier by legally allowing WeSell (can directly contract) to hire:

    1. Commercial Real estate brokers (Tenant/Occupier Representation)

  1. WeSell then will seek out properties and spaces that match the merchant’s requirements.

  1. Share all vacant/active spaces with the merchant, that match the merchant’s criteria; that are available on ProperMarket.com

  1. Market the merchant’s business opportunity to all qualified property owners, property managers, and brokers.
